Narrate and Plamquist Investments purchased the property in April 2025 and are seeking a rezoning to districts that fit in with the character of the neighborhood, but also provide an opportunity for more diverse housing types including townhomes. NARRATIVE

5860 E. Jefferson st.

The development team, consisting of Palmquist Investments and Narrate Real Estate, purchased 5860 E Jefferson, a vacant four-acre parcel, from the Hebrew Educational Alliance in April 2025. Seeing an opportunity to provide attainable housing, the development team immediately began the re-zoning process by engaging with the City of Denver, Denver City Council members as well as the community to discuss and gain support to re-zone the northern portion of the site to allow for townhome development while keeping single family on the southern portion of the site, with a minimum lot size of 6,000 SF.
